The final stages of a planned housing development on (Lot 612) Black Head Road, Hallidays Point has been referred to the Department of Planning and Environment.
Located adjacent to Tallwoods Village, the 17 hectare mainly cleared site has been used for small scale grazing activities.
A wetland on the north-eastern corner of the site would be included in a conservation zone to protect the area, while the residential zone would allow for 80 building lots.
To enable the development to go ahead, MidCoast Council is seeking a zoning change from RU1 primary production to a combination of R1 general residential and E2 environmental conservation.
During a month-long exhibit, and a drop-in session of the planned proposal in September 2017, council received nine submissions from residents concerned about traffic, suitability of the site for a manufactured homes estate (MHE) and impacts of increased population in the Hallidays Point area.
Town planner, Angela Tinlin reported to council: “Following community feedback regarding traffic concerns, a traffic assessment was undertaken.
“This report concluded that the road infrastructure in the Tallwoods Village and wider Hallidays Point area is sufficient to support the potential increase in traffic movements.”
Traffic would access the site from the southern extension of The Pulpit.
While the applicant has not expressed a desire to develop the site for a MHE, Ms Tinlin explained the R1 general residential zone would permit such a development.
The site has been recognised as an extension to the Tallwoods Village since 2000.
“Environmental assessments have been undertaken as part of this process to ensure all environmental values on the site are protected and enhanced.
“Consultation was also undertaken with MidCoast Water which ensured water and sewer reticulation networks can service the site.
“There are mechanisms established to ensure provision of necessary infrastructure and services to cater for any increase in population.”
